A practical guide to areas to live in Hyderabad
Hyderabad spans the original old city around Charminar, the colonial-era Secunderabad cantonment, central neighbourhoods like Banjara Hills and Jubilee Hills, and the newer IT corridor running west through HITEC City and Gachibowli. Which area suits you depends mainly on commute, lifestyle, and budget — here's a working comparison.
The IT corridor (west Hyderabad)
If you work in IT, life is easiest near the HITEC City / Madhapur / Gachibowli triangle. Microsoft, Amazon, Google, TCS, Infosys, Wipro and most major SaaS offices sit in this corridor. ORR access makes the airport a 30-40 minute drive on a good day.
- Madhapur / HITEC CityWalking distance to the IT parks. Older apartments + new builds. Heavy traffic, vibrant food + nightlife.
- GachibowliNewer, leafier. Premium gated communities and the financial district. Good schools.
- KondapurSlightly outside the densest IT zones. Better value per sq ft than Madhapur.
- Manikonda / NarsingiFurther out but with easier road access and bigger floor plates.
- Tellapur / KollurThe fringe — new gated communities, lower prices, longer commute.
Central Hyderabad (premium)
Banjara Hills and Jubilee Hills are the city's traditionally premium neighbourhoods. Wide roads, large independent houses, top restaurants, and the densest concentration of consulates and high-end retail.
- Banjara HillsMixed independent houses and apartments. Numbered Roads (Road No. 1, 2, 3...) define the geography.
- Jubilee HillsQuieter than Banjara, more film-industry presence. Premium gated communities.
- Begumpet / SomajigudaOlder central pockets with strong connectivity to the airport and the old city.
Secunderabad and the cantonment
The twin city of Secunderabad is older, with broader colonial-era roads, military cantonment land, and a different rhythm from Hyderabad proper. Good if you prefer historic neighbourhoods and aren't tied to the IT corridor.
- Secunderabad / Sainikpuri / TrimulgherryQuieter, lots of greenery, traditional Hyderabad feel.
- Marredpally / Begumpet (Sec side)Mid-range apartments, walkable to Secunderabad station.
Old City and traditional Hyderabad
The area south of the Musi river around Charminar is the historic heart of Hyderabad. It's denser, more traditional, and more affordable, with food and culture you won't find west of the river. Best for people who want to live in Hyderabad-the-city, not Hyderabad-the-IT-hub.
